A plot location with dramatic views towards the Mediterranean integrated into the existing vegetation and location. Self-sustainability easy maintenance and unique design are the common denominators in this project. The house is currently under construction and scheduled to be finished summer 2019

DESIGN

The Vitae Villas’ sustainable and unique design allow the homes to seamlessly blend in with their idyllic surroundings. Expected to be complete in summer 2019, the first home is set on a strategic point of the estate, and offers spectacular views of the Mediterranean, the Monte Mayor castle, and picturesque valley.

Morning sunlight cascades over the Monte Mayor castle each day, as a warm illuminating welcome to the Vitae Villas homes. This highlights how the homes integrate fully into the topography of the land. One vital feature of the Vitae Villas homes is a green roof, which is covered with the same autochthonous plants found in the Monte Mayor valley. 

INTERIOR

On the ground floor you have the kitchen, living room, and master bedroom, with the guest bedrooms, lounge terrace, and social area on the bottom floor. All rooms have direct access to extensive covered terraces. The entrance offers views of the covered roof, as well as the valley and sea.

FOUNDATION AND WALLS

Foundation with micro pilots, piled foundation linked by a reinforced concrete cap and reinforced concrete contention walls.

STRUCTURE

Mixed structure based on columns and beams of reinforced concrete, unidirectional slab (air chamber below floor structure) and concrete waffle slab of reinforced concrete.

SANITATION

Separate rain water & sewage. Waste water system with PVC pipes. Connected to existing chain.

ROOFS & INSULATION

Garden roofs with double coat of PVC waterproofing, high density insulation and Atlantis drainage system.

BRICKWORK

Double coat exterior walls + insulation and interior pladur gypsum board. Interior partitions with gypsum boards on metal profiles. Interior ceiling with gypsum board.

MORTAR & PLASTER

Exterior cement plaster smooth finish. Exterior ceiling with gypsum board (water resistant) in terraces.

FLOOR & WALL TILES

Campaspero marble 60×60 cm floor tiles for interior and exterior spaces, staircase and
for shower walls.

ELECTRICITY

High quality electrical distribution with separate protection sectors general main switch box. Security earth connection. JUNG 990 electrical switches.

PLUMBERY & SANITARY ELEMENTS

Cold & hot water connection with security pipes, with ALTHERMA DAIKIN system. Washbasins integrated in wooden furniture. High quality sanitary equipment.

OTHER INSTALLATIONS

Air conditioning system with ALTHERMA system by DAIKIN through FAN-COIL and duct network throughout the house. Heating with underfloor heating in living spaces. Mechanical ventilation and air extractors. Water treatment. Domotic control for the air conditioning and heating installation.

WINDOWS & EXTERIOR DOORS

Aluminum exterior carpentry, brand CORTIZO series COR 4500 Liftable, colored ANODIZED BRONZE LIJA glazed with double glazing. With blinds hidden in false ceiling.

LIGHTING

Interior and exterior design lighting concept according to architectural plans. Lamps, down lights, wall lights & LED spot light according to concept.

INTERIOR DOORS

Interior doors made of scratched and high-quality lacquered ash wood with concealed hinges, according to project design.
